Early morning, before the rest of the flat is awake, there is a particular sound: a kettle filling, a cup set down on a counter, a radio turned low. When that sound belongs to your mother, on her own side of the home, behind her own door, something in a multi-generational household settles. That is what a dual-key HDB for parents is really for. Not rental income. Rest, for everyone.

Why a dual-key HDB for parents works so well

Most of what is written about dual-key flats is about tenants and yield. Families who build one for their parents are after something different, and the layout suits them better than it suits any tenant.

  • Parents accept sharing that tenants will not. A shared foyer, a shared washing machine, a shared main kitchen for the big Sunday meal are all fine within a family. That makes the conversion lighter and cheaper.
  • No rental rules to plan around. Parents living with you are occupiers, not tenants, so the approvals, six-month minimums and tenancy renewals of room rental do not come into it.
  • The privacy runs both ways. Your parents keep their own hours, their own television, their own visitors. You keep yours.

If you are still deciding whether your flat can be divided at all, start with two ways to split an HDB flat. The owner's-suite plan described there works just as well when the private wing is the parents' rather than the owners'.

Designing the parents' side

An older person's private wing needs to be planned around the next fifteen years, not the next fifteen months.

The bathroom

  • A level or near-level shower entry, so there is nothing to step over.
  • Grab bars beside the toilet and in the shower, fixed into solid backing.
  • Slip-resistant floor treatment, and a fold-down shower seat.
  • A door that opens outward or slides, so no one can be trapped behind it after a fall.

HDB's Enhancement for Active Seniors programme, EASE, subsidises most of the cost of grab bars, slip-resistant treatment for up to two bathrooms, and ramps, for households with a Singaporean aged 65 and above, or aged 60 to 64 and needing help with daily activities. Check eligibility with HDB before you price these items privately.

The kitchenette

  • An induction hob, which switches off when the pot is lifted and leaves no open flame.
  • Counter height matched to the person using it, and a drop-down wall rack so nothing needs a step stool.
  • Drawers instead of low cupboards, so pots are lifted out, not reached for on hands and knees.
  • D-handles or large pulls rather than push-to-open doors, which can be hard for stiff fingers.

The bedroom and sitting room

  • Wardrobes with pull-down rails and well-lit interiors.
  • A bed at a height that makes standing up easy.
  • Soft, even lighting along the route from bed to bathroom, for the night-time walk.
  • A chair by the window. Every parent's side needs one.

The door between you

The internal door between the two sides deserves more care than any other in the flat. It should close quietly and seal well, so a late television on one side does not wake the other. It should also open easily from both sides in an emergency. A solid-core door on good hinges, with a lever handle and a lock that can be released from outside, does both.

Planning for the years ahead

Families change. Parents may later need a helper, whose room should be close to theirs. One day the private wing may become a grown-up child's first home, or the flat may go back to being one open home.
