If you live near Lavender MRT or anywhere along the Jalan Besar corridor, you already know how quickly a renovation quote can fall apart. You call a contractor whose showroom is in Tampines. They visit once, quote high for transport, and the measurements never quite feel right for your flat’s actual layout.

Why District 8 is different from the rest of Singapore’s HDB belt

The flats in this corridor were built in two very different eras. The blocks around Lavender Street and Jalan Kubor are from the 1970s and early 80s — older resale units with non-standard kitchen dimensions, internal load-bearing walls that limit layout changes, and original finishes that often need working around rather than replacing outright.

Further north, around Bendemeer and Boon Keng, you have a mix of 1990s-era HUDC blocks and more recent BTOs. These are larger units with more flexible layouts, but buyers still tend to gut the kitchen and master wardrobe on the first renovation pass.

Then there are the shophouses. Along Tyrwhitt Road, Petain Road, and Jalan Besar itself, pre-war conservation shophouses are being converted into residential and mixed-use spaces. These are the most challenging and rewarding carpentry projects we work on — narrow footprints, high ceilings, heritage details that have to be respected.

The storage challenge that’s unique to this area

District 8 sits close to the sea and the Kallang River basin. Humidity is consistently higher here than in the central plateau. Over time, this matters enormously for cabinetry. Base cabinets in kitchens and bathrooms are the first to show damage — swelling at the bottom panel, delamination at the edges, rust on the carcass screws.

Every kitchen cabinet Arimoko makes for this area uses mineral-bonded panels rated E0 for formaldehyde emissions, with stainless steel fixings throughout the carcass. The difference in lifespan versus standard MDF-core cabinetry in a humid environment is not marginal — it is measured in years.

What a site visit covers

For any project in the Lavender–Jalan Besar belt, we schedule an on-site measurement visit before we quote. Floor plans from the HDB portal are a starting point, but they do not account for columns, service ducts, uneven walls, or the way a kitchen has been modified by previous owners.

The visit typically takes 45 to 60 minutes. We measure every surface that cabinetry will touch, photograph the existing conditions, and talk through what you want to achieve — storage capacity, appliance integration, material preferences, and timeline.

You will have a detailed quote within five working days. We do not pressure-sell during the visit.

Lead time for District 8 projects

Our production facility is in Senai, Johor. From confirmed order to delivery and installation in the Lavender–Jalan Besar area, the current lead time is five to six weeks for standard kitchen and wardrobe projects. More complex shophouse commissions run eight to ten weeks.
